Our development and technical services are  delivered by a team of in-house project  managers and hotel professionals who draw  on their collective expertise to ensure that  schemes meet the relevant functional,  legislative and standards requirements; and  are also aligned with your branding  standards.

We advise on functional and ergonomic layouts,  provide guidance on all integrated systems, including IT, AV, MATV, PBX,  security, fire and life safety and  others, to create operationally efficient environments that are fully compliant  with local building, fire and safety regulations.

We also advise on mechanical, electrical and lighting installations, and facilitate furniture, fixtures and equipment planning.

Our Technical Services division conducts quality audits on existing hotels in  order to assist our clients prepare for minor and major refurbishments. We  prepare  detailed budgets and project timelines to refurbish properties in order to maintain quality and brand standards.

PROCUREMENT

The strength of our procurement service is a  reflection of the strength of the relationships we have built with key manufacturers and  suppliers. We negotiate contract prices and  use our bulk purchasing power to access the  best quality products from international  sources. Through these relationships we cut  out the middle man to contain costs and elevate quality.

From sourcing FF&E at the most competitive prices globally, to ongoing  co-ordination with the interior designer, architect and hotel  operator through  each stage of the development, and management of the budget.

FF&E is custom-made to the specification of the design consultants. Ongoing  inspections and quality control management over our manufacturers, ensures  quality and suitably specified furniture is manufactured and  delivered to the  project. Kitchen, laundry, OS&E, technical and back of house areas are all  coordinated closely with the hotel operator.

Hotel Spec’s proprietary procurement  software enables us to track all line items  from tender stage right through to final handover and asset register. Our cloud  based software  allows us to draw detailed reports from  anywhere in the world, and provide accurate updates.

We use an automated tracking, inventory,  warehousing and freight management system to ensure that all shipments arrive on site  when they are needed. We assist your import  agent, taking care of the freight clearing and  forwarding, paperwork, packaging, routing  and storage. This consolidated approach  means that you save money and time, and avoid costly delays.

INSTALLATION & HAND-OVER

Our project teams receive and install all furniture, fittings and equipment in the correct locations, with unfailing attention to the design specifications. This includes checking the inventory; positioning furniture; hanging all artworks; performing minor repair work as necessary; fine-tuning the communication systems; testing service equipment; ‘burning in’ kitchen fittings ; training staff in equipment operations; and preparing asset registers for the entire development.
